The Basics of Home Title Insurance

Owner’s title policies, or home title insurance policies, are becoming more common in the world of title insurance. With home title insurance a homeowner can protect against any errors in the title deed that may have resulted from something that happened in the past. It is different from other forms in insurances in that home title insurance protects the client from events from the past, not what could happen in the future.

One of the essential reasons as to why home title insurance is being common is because homeowners don’t always have all of the right levels of protection for their properties. Some states, including Ohio and Kentucky, don’t even have any agencies that regulate home closings. There are also various different loopholes in legal systems in many states that can affect a homeowner’s rights. With home title insurance the homeowner will have a greater level of protection.

One of the more important parts of home title insurance involves the consequences of what can happen if it is not used. A home foreclosure can result in the case of a title defect. With home title insurance this will not have to happen, as the homeowner will be protected from any potential defects.

The premium cost of home title insurance will vary based on what group is offering the home title insurance program. Many states will have specific rates on what the premiums can be, and they will be different based on how much money the property in question is worth. It will usually cost more money for a homeowner to pay a premium than it will for a lender. The difference between the two is normally a few hundreds dollars. However, the risks of not having home title insurance are significant.

The main different between home title insurance policies between owners and lenders involves how long the policies will last. An owner’s policy will last for the lifetime of ownership, and the lender’s policy lasts as long as there is a loan on the house.

One of the most important parts of home title insurance involves what could happen without it. Home foreclosure can result due to a defect in a title deed. Since home title insurance will protect the homeowner from any defects, the owner will not have to have any concern about foreclosure as a result of an error from the past. The owner cannot control what previous owners did to the title deed, so having home title insurance is necessary so that the past does not affect the current owner’s status.

These are the basics of home title insurance. Be sure to look for home title insurance when buying a home. Don’t let the past affect the future of a title deed.
