California Title Insurance Information

Title insurance is an obligation held by people that helps to protect a home owner from being affected by any policy problems that will occur during the time of the policy. With title insurance you will be protected against problems like missing or undisclosed heirs, liens involving contractors and taxes and forgery. It will protect you from having to pay any additional money to repair any problems. If you live in California then you will need to consider the important California title insurance rules.

One of the rules for California title insurance is that both a lender and a home buyer can be covered under one single policy. Usually there are two different policies for title insurance. There is the policy when an owner is covered for the duration of the home ownership and one where the security interests of the lending group will be more important than what is offered by other claims made on a certain property. California title insurance laws state that both groups can be covered by a policy with the same information. Since it is important to make sure that both groups are covered, California title insurance rules allow these types of policies to occur.

Title premiums for California title insurance is determined in a way that is used by the state. The basic range that would be paid for a premium is based on how much coverage is involved with the California title insurance policy. Rates can be changed at various times by the California Department of Insurance.

The premiums paid for California title insurance will be paid only once at the escrow of the deed. There will not be any other continuing premiums like there are with other insurances.

There are some concerns about California title insurance. Commissions or rebates that may be against the law from groups that offer title insurance to you can be challenged at the CDI offices. This occurs when the insurance group that offers the California title insurance gives you a charge that is lower than what the CDI currently has as a legal charge according to its charge schedule. It is also illegal to give a commission to a group in order to get a referral, and the CDI can be informed of this by you if the group happens to force you to give a commission for this purpose.

There are various websites that can be useful for additional information on California title insurance. The California Department of Real Estate, which is at www.dre.ca.gov, can help with various processes in handling title insurance. The California Land Title Association also has additional information regarding California title insurance. This group can be found online at www.clta.org.
